What to Expect from Your Inspection
At Absaroka Inspections, we make the inspection process clear, thorough, and straightforward. From your first call to the final report, Craig works directly with you to make sure you feel confident and informed every step of the way.
We encourage you to join Craig after the inspection for a walkthrough to give you an opportunity to ask questions about the home, answered by a builder. Craig will give you his opinions about any issues he found, how to correct those issues, or if the corrections could be delayed based on their severity.

Radon is a serious health concern, but testing for it is simple and affordable. As a certified Radon Tester through InterNACHI and NRPP, Craig provides fast, reliable radon testing for homes and commercial properties. The testing process takes just 48 hours, and if elevated levels are detected, Craig will guide you with trusted recommendations for next steps.

What is a home inspection?

What’s not covered in a home inspection?
A home inspection is a visual assessment and does not include anything that cannot be seen or accessed without damaging the property. It won’t uncover hidden defects behind walls, under floors, or inside pipes. Inspections also do not cover specialty evaluations like septic systems, wells, or code compliance. While Craig’s experience helps him spot signs of deeper issues, a home inspection is not invasive, exhaustive, or a guarantee of future performance—it’s a detailed, professional snapshot of the property’s visible condition at the time of inspection.
What do home inspectors look for?
Home inspectors focus on evaluating the condition of the property’s major systems and components. Craig will inspect the structure, roof, foundation, plumbing, electrical systems, heating and cooling systems, interior and exterior surfaces, insulation, ventilation, and more. He looks for signs of damage, wear, safety hazards, and potential maintenance issues, giving you a detailed picture of the home’s overall health and any areas that may need attention.
Do I need to be present during the home inspection?
Craig will conduct the inspection on his own, and you are welcome to join him for a post-inspection walk-through of the property. If you are not available to join him for the walkthrough in-person, Craig offers an on-site FaceTime walkthrough or follow-up phone consultation instead.
Where do you offer inspection services?
Absaroka Inspections in based in Livingston, Montana and offers inspection services across Southwest Montana. Most of our clients are in Livingston, Bozeman, Belgrade, Big Sky, Gardiner, Wilsall, White Sulpher Springs, Ennis, and Big Timber.
How long does a home inspection take?
Most home inspections take about two to three hours, depending on the size, age, and condition of the property. Larger homes or properties with multiple systems may take a bit longer.
When will I get my inspection report?
You’ll receive your full inspection report, including photos and detailed notes, within 24 hours after the inspection. Craig’s fast turnaround helps you keep your buying or selling process moving smoothly.
